Toll Brothers and Tri Pointe Plan 919-Home Community on Telge Road in Tomball |
Builders close on 445 acres north of Grand Parkway; groundbreaking expected late 2026. |
Toll Brothers and Tri Pointe have closed on 445 acres along Telge Road just north of Grand Parkway, locking in plans for a 919-home master-planned community that will reshape the western edge of the Tomball market.
The deal, first reported by The Real Deal in early April, ranks among the largest single-family land purchases in northwest Harris County in recent memory.
The plan calls for 919 single-family homes on 45- to 80-foot lots, a lot-size band aimed squarely at move-up buyers who have been priced out of inner-loop Houston but still want new construction in a top-rated school zone.
Toll Brothers and Tri Pointe are co-developing the land; both builders are expected to open model homes in stages as the first sections come online. Groundbreaking is anticipated in late 2026, with first home deliveries rolling into 2027.
The Telge corridor is already one of the hottest growth seams in greater Houston. The Grand Parkway Town Center master plan, the Boudreaux Road industrial park that broke ground June 15, and a wave of in-fill retail at SH-249 and Grand Parkway are stacking on top of each other, turning what was open prairie a decade ago into a self-contained suburban node.
Local commuters will recognize the site as the stretch of Telge that runs north from the Grand Parkway overpass toward Rosehill and FM 2920.
For Tomball ISD families, the timing is notable. The district has been one of the fastest-growing in Texas for five straight years, and 919 new rooftops on the western edge will only accelerate that trend. Expect boundary discussions, new campus planning, and traffic conversations at the next several school board meetings.
